Starts with a review of the financial statements. Jeremy. Is there Anything management would like to point out or, uh, Mr, Chair of the board members through March here first quarter. 00:01:12,500 We’re doing well on but on target for a budget for income and expense side of things, Uh, nothing out of the ordinary, uh, to report as far as the expense line items for the month of March, Um, in our reserve balance. Uh, is currently uh 1,865,579 combined with checking of 213,006. Eight or, um, total operating, Um I. Guess reserve is 2,079,237. Thank you, Jeremy Any questions of management? About the financials. 00:01:43,670 What are you gonna do with all that money, Jeremy? Well, There’s talk of a new rampant in the future, potentially down payment on a new ramp. Well, that’s good. Better to have money in the bank than not correct. All right? Any questions Anybody have anything on the Then. We would entertain a motion to approve the financials. 00:02:06,100 Second Second seconded by kyle any further discussion hearing and seeing none will call the roll, please. Yes. Yes. Yes Jim? Yes. That motion carries Item three on the agenda is, uh, update on survey monkey. Results is gonna take that one or is Jake. Gonna take the Kid from the downtowner welcome. Actually. 00:02:32,030 I am not gonna do a chair Authority members maria in our office who’s been with us for a year is gonna Come up to the podium. Try not to swear and give you the kind of situation so Maria works with us at the Downtowner. And she, um, handles a lot of our communications, our social media. She’s doing the survey. 00:02:49,370 So be nice or or a pepper her with Russians. She’s the Nice one for me. She’s the nice one in the office. For. Sure, I mean that’s Yeah. Good. Come on, indisputable. Excellent. Good morning. Morning thought we’d also give you a break from the dad jokes that kate gives move his meeting along a little bit. 00:03:07,770 Thank you? Thank you appreciate it. Um, yeah. So. I put the survey together and we tried to shape the question so that it goes or that it covers different target groups who use the ramp. It’ll ask questions for hourly users. Monthly users also ask specific questions. If. You’re an employee who pays for your employers to park there. If. 00:03:26,130 You’re an employer whose employee pays for you to park. Um, so far, we’ve gotten 17 responses. We put the link to the survey out in an email to our members. We’ve also put it up on our website. I know Jeremy is gonna put signs in the parking ramp, encouraging people to do the survey. 00:03:45,370 Um and it’ll be up until Friday, April 26th Questions of Maria Everybody seen the survey, or at least received the link to it in your email. Should have. Hopefully. Everybody has seen that and has completed it. So. It’ll be open, uh, for for, uh, replies until next Friday. It’ll be two weeks from two weeks to 2626. OK? Anything surprising so far. 00:04:12,630 Anything shocking. No, we do have a very response to it. I mean Obviously people are less enthusiastic about paying for it rather than Just using it, but once we get more response, I can give you guys more of like a general idea of what people are thinking. OK, thanks, maria. If there’s no questions. Thank you. Appreciate that. 00:04:33,330 Um, Mr, Chair Chair Authority board members just, uh uh, Huge. Thank you to the Downtowner to K de Maria for putting that together from, um, very helpful to management, uh, very much appreciated. And. Um, our intent then is that with the, um uh to back up here we do have it on our parking authority website as well. 00:04:51,570 Um, I’ll send that link out to the authority board members. Um and then we we have the signs up at the entrance and exits to, uh, the ramps and, um We’ll have that. Excuse me. 00:05:11,700 We’ll have that data collected and be able to distribute to the board for discussion at the next May, Uh, meeting OK? Thanks Jeremy any questions or suggestions for Jeremy on that topic? Nothing. We’ll move on to other business so very late agenda this morning. Anyone have any other business Comm. or anything on Or in digital end. No. I. Don’t have any anything? Sorry about the late that’s going No, no worries. It’s pretty light agenda. Jake. Did You. 00:05:33,570 Have something. Yeah. Mr chair Chair I. I wanted to talk briefly about the how to video. I spoke with the empower ED folks, and I think we have the the, um, the video where we wanted the the one that kate helped, Uh, voiceover. 00:05:49,770 Do the voice over for so I would say, uh, we’re ready to deploy that I can send that out to to Jeremy wherever we feel appropriate to post that I Say. It’s ready to go. OK, good. Get it rolled out. Um, I can report that last week I met with Kate and other members of the downtown. 00:06:10,130 Council, the Leadership Council for the Downtown and Business Association and Was invited to talk on, uh, parking authority matters primarily discussion around potential new ramps and the need for, uh more off street parking in downtown Bismarck specifically along the Rosser corridor. 00:06:37,230 Um I volunteered or was volunteered to continue to, uh, hopefully have discussions with property owners of vacant lots along that corridor, including the folks over at burly county about a possible future ramp site that’s been identified for some time and we’ve had fits and starts and stop and go and, uh, changes in personnel. So. We’re gonna do that. And. 00:06:55,070 Uh, I’m hoping by our next meeting, I’ll at least have had a chance to sit down and meet with, uh one or more of the commissioners. That have that portfolio and see if we can kind of dust off those plans. Um And spend Jeremy’s $2 million A new structure. So Any questions on that topic, and it’s been around for a long time. But OK? And, jim. Thanks for coming to our meeting. 00:07:18,900 Um, one of the reasons we wanted you to come talk about it is because we had, um A property owner kind of in the north of Ross or area want to create a surface parking lot because they feel that there’s not enough space up there for them. 00:07:33,670 Um and I know there’s some other users that are starting to kind of feel a pinch again, which is a good problem for us to have, But. Um, what we don’t want is to lose developable land that will bring in actual Um, tax dollars with the structure, um for parking for surface parking, if we can help it, so they, like people are starting to talk about it again, 00:07:52,900 the time probably right to to jump. Um, just because we’re we’re hearing it from a few folks that there is a need for more surface parking or Ramped part ramp parking lots, um, north of that north or along the Rosser corridor. And maybe a little bit more towards the East end. Yeah. 00:08:13,630 So Questions of kate. We’ve got her. So a report from the Downtowner. Yeah. I was just going to mention the as you’ve seen the budget in. I’m sure, Kyle’s seen the budget in as a coming down, which is, uh, which is good. Um, they’re gonna redraw those plans because they were Essentially gonna keep part of the building. 00:08:31,230 They’ve decided not to keep part of the building so they’ll be they’ll come back to design review and and new site plan things. Um, so that’ll be a really big Change in that corner. I think a positive change. Um there’s also a couple of things happening on that full block. The. 00:08:47,300 The Ys building has a new tenant. Um, they’re also be another, um There’s sort of three little houses right there along that I think it’s first street. Um, there’s a barbershop. There’s a house in the middle that will have a new use. And then you will have a new tenant, so the whole block is actually looking. Pretty Nice, which was great. So. 00:09:06,730 Um can you say who the tenant is for the MC? M is another restaurant. Yep. OK? A delicious restaurant that we don’t have one of downtown currently. Mm. It will be take out only as well. So. Same as the MC was no inside seating. Um The. 00:09:26,430 Other thing is that middle House? They’re also looking for a little bit of parking. Um and there’s a the GS a federal law that’s to the west of that, so I think they’ve approached some about some Some parking over there. 00:09:40,430 Um, but generally we’ve seen and I don’t know if if Kyle’s seen it, but there’s been a little bit of an uptick, I think in Um, spaces being leased space is being sold. So even though interest rates haven’t really changed too much, there does seem to be a kind of a loosening a little bit in what we’re seeing downtown, I. Guess, um, interest the Rainmaker building is sold, which was on fifth Street. 00:09:57,370 They’ll be a retail tenant in the main floor. Uh, the owner has a law office is in the the Kind of the lower level and there’s four apartment units up top, Um First, Western Bank and trust building. 00:10:16,730 They’ve got their, uh, whole floor leased out now, uh, that’s been for for at least for a while which a big office user, which is great. So just seeing a lot of little things like that. Come in the the prints, I. Think, as has got some stuff going on. I don’t know why I could say And what? I can’t kyle? Um Meisner building Looks like this is there’s interest and movement there. 00:10:32,430 So all all I think pretty positive for the most part hearing anything on the borrowed books building. Not. Really, Um, they they did sell off the license that was attached with that, uh to a a gas station that does off sale on South Washington Street. So I. 00:10:48,600 I think it was under super pumper, but it’s called something else like on the go or on the run? Yeah. Um Haven’t heard too much on that one. Since. That license has been transferred out. Hm? Kyle. Maybe you could tell us what you’re feeling in the in the market in general, if I’m on on base off base. 00:11:07,900 Yeah, So obviously we have seen a little bit of an uptick in the overall market with, uh, with tenant space being looked at, and obviously some occupy there is a new tenant in the corner of the Prince building. Um And, So, I would say in general showings are up. I think activity based, uh, in the market is is, uh, is better than we’ve seen it in some time. 00:11:25,670 You know, obviously, I think one of the things that’s difficult, uh, that we’re running. Most often now is, um, the transition of new tenants coming in and building codes. Uh, a lot of things with sprinkler systems and occupancy and going through that process and trying to get answers as as quickly as possible. 00:11:42,530 Um, we’ve definitely seen, uh some new individuals in our marketplace that are not from, uh, the general area And with that. Obviously, we’re seeing more of that diversity and, uh, types of businesses that are wanting to basically be able to be in that so the fill rates are still there’s still plenty of space out there. 00:12:00,170 Uh, we’re not A situation where the demand outweighs the supply. Uh, but at least from perspective of going into this spring market, um are key checks going out in the overall market has seen at least a lot more activity. Any activity on the parkade that you want. Are. You a Jeremy want to address? Yeah. I can address that. So. 00:12:16,270 Um, you know, I think the the the struggling bug on that obviously is, you don’t really have a storefront presence there. It’s an internal type space. Uh, we have shown it a couple times. 00:12:29,900 Uh, I think it’s just difficult to get a lot of identity out of that when people are looking and once again in this food side of things where people are looking for food, they’re looking for either buildings that have existing ventilation hooding that kind of stuff and goes back to that code perspective. Obviously. It doesn’t lay itself out. Really, ideally for Office. It’s just kind of a shell. Um, so I. It’s. 00:12:45,430 It’s been a challenge in that regard, but we have had at least some showings on it. And at least some general interest in that regards, but I would say the type of that inventory that’s in, um you know, that particular building would be site would be better absorbed by one of the current tenants that are in there, uh, and 00:12:59,900 expansion. Um, but it’s at least it’s at least it’s getting some looks. Thank you for that update. Any other business. Any questions any Jeremy anything over there. Um, if there’s no further business and no objection, we will stand adjourned until our next meeting on May 9th. Thank you,
